Roof Tear-Offs vs. Roof Overlays
During a roof tear-off, your roofing contractor will completely tear-off your current roof and replace all of it with entirely new materials. During a roof overlay, the roofer will keep the existing roof as it is and they will just install new shingles on top of it. We do not recommend roof overlays because add weight to your home and they won’t last as long. Roof overlays also increase the risk of roof leaks. The only benefit of roof overlays is the cost, but the savings are not worth the extra hassle.
The Benefits of Roof Tear-Offs

There won’t be any old roofing materials left on your house. You won’t have to worry about rotted decking or old shingles that will suddenly leak. A complete roof tear-off will also lead to a higher-quality roof installation. We will be able to spot and repair the high-risk areas of your roof, ensuring that it is watertight.
A brand new roof will also last much longer than a roof overlay. A roof that has a roof overlay still has old shingles underneath its new shingles. These old shingles will continue to degrade in quality and they will eventually leak. Once this happens, a roofer will need to perform a complete roof tear-off anyway and remove these old shingles. It’s better to simply perform a roof tear-off at the start.
