Even though some roofs can last for 25 years or more, they will eventually age, get damaged or fall apart. You don’t need to wait for water to start seeping through your ceiling to know it’s time to get a new roof. Typically, there are some signs you can watch out for so you can prepare for roof replacement early.
Here are four common signs you need a new roof.
1. Visible Leaks
An apparent leak, for example, is one of the most common indications that you need a roof replacement. Roof leaks happen for various reasons, from worn-out materials to storm damage. Water can seep in through the shingles and into the rest of the house as roofing materials deteriorate. Rainstorms can cause water intrusion and, in some cases, visible puddles. A roofing contractor can patch or repair small leaks. But unfortunately, small leaks often go undetected until they become more significant and require more extensive repairs. If your roof is leaking persistently or at multiple locations, it’s time to replace it. You should have a professional roofing company inspect it to determine the extent of the damage.
2. Storm Damage
It is a common occurrence for roofs to need to be replaced as a result of storm damage. Roofs can suffer severe damage from heavy storms, regardless of their condition before the weather event. Among the types of severe weather conditions that your roof may be exposed to are ice storms, rainstorms, tornadoes and hurricanes.
Homes in a tornado- or hurricane-prone areas are at greater risk. High-speed wind, for example, can completely rip shingles off a roof or lift them and cause them to crack. As a result, the roof becomes susceptible to leaks and UV damage. During windstorms, rain or snow may quickly follow, allowing moisture to seep into the roof and cause water damage. You may also experience damage to your roof from wind-borne debris.
Should your roof suffer severe damage due to a storm, you should contact your insurance company as well as your trusted roofer to assess the roof storm damage.
3. Water Damage
Water damage in the interior is often caused by a leaky roof. This usually manifests as streaks, stains or water spots in the attic or on interior ceilings and walls. Other issues such as a burst pipe, leaking appliance or faulty faucet can cause water damage too. But if the signs of damage are located in the attic, on the ceiling or near the top of your walls, then it’s likely due to a leaky roof. An inspection by a professional roofing contractor is recommended in this situation to confirm the issue.
4. Loose Granules
Asphalt shingles are protected from the sun by grit or granules embedded on their surface. The grit on your roof will loosen and shed off after installation. However, if the granules continue to accumulate in the gutters for a long time, there could be a problem. Without enough granules covering your shingles, the sun could bake the shingles and cause them to warp or deteriorate.
