Why It’s Best to Do a Complete Roof Tear-Off

Roof replacement is generally done in two ways: layover or tear-off. The former involves installing a new layer of shingles over the old roofing system, while the latter is a process that completely removes the existing roof before a new one is installed in its place. You’ll need to decide which option works best for you, but really, there’s only one right answer: a complete roof tear-off. The premier roofing contractor in the area, Summit Roofing & Restoration, Inc. shares why this is the ideal choice.

roof tear off
  • A complete tear-off is considered the “real” roof replacement. You’re not exactly replacing your old roof during a layover–just hiding it under the new one. And given the many issues, an old and failing system may have that remains out of sight (such as a rotting deck or compromised roof structure), a layover is tantamount to putting a Band-Aid on a serious injury. But when the old roof is removed completely via a tear-off, the new system won’t inherit the problems of the previous one.
  • It prevents unnecessary stress on the roof structure. A layover is more cost-effective than a tear-off, but it also has more downsides. Each roofing system is designed to handle a horizontal and vertical load up to a specific point. Anything beyond what it can bear (like say, a new layer of shingles over the old one) will put unnecessary strain on its structural framework. That’s why, when you’re getting a roof replacement, you’ll want to do a complete tear-off. By having the old roof removed, the rafters and trusses can remain intact, meaning the structure will be able to handle the load of the new system just fine.  This, in turn, prevents your roof from sagging over time.
  • A complete tear-off ensures a more reliable roof performance. Another good thing about a tear-off is that it gives your roofer the opportunity to inspect the deck and structure for possible issues. If the more leak-prone areas of the system are compromised, for instance, they can be repaired promptly, and newer, much tougher flashing can be installed. This results in a sturdier and longer-lasting roof that can deliver decades of reliable weather protection.
  • It eliminates the risk of premature roof aging. The extra weight placed by a layover can compromise roof ventilation by hampering smooth and continuous airflow in the attic. This causes heat to build up, not only affecting your home’s indoor thermal comfort but also causing premature aging on the new shingles. A complete tear-off, however, helps you avoid this. By keeping your attic ventilation in good working order, it helps your roof last longer. And since maintaining proper ventilation is a crucial factor in roof warranties, a tear-off can keep your coverage intact, as well.

Now That You’ve Decided on a Roof Tear-Off…

What’s next? You might want to start looking up better roofing shingles. The quality of your roofing material is a crucial factor in roof replacement. You’ll want to pick shingles that are tough, beautiful, and resilient. As a GAF® Master Elite® roofing contractor, Summit Roofing & Restoration, Inc. can help with your choice. We offer some of the highest quality shingle roofing systems available today. Designed to withstand the harshest elements through Advanced Protection® Technology, our GAF shingles will ensure your home remains dry and damage-free no matter the season.

Customization is half the fun in a roof replacement. With our GAF shingles, you can design your new roof in your choice of color, thickness, and texture. Some of them can emulate the rich look and feel of genuine slate and wood shakes, allowing for more design possibilities. Plus, they are covered by industry-leading warranties, including Golden Pledge® Warranty, which comes with 50-year coverage on materials and 20-year on installation.

Why a DIY Roof Replacement is a No-Go

Like any large home improvement project, a roof replacement will require the expertise of actual roofing professional. Taking the DIY route is out of the question. For one thing, the risk of accidents is higher. Installation mistakes are also particularly common in DIY–and every mistake made means a couple of hundred dollars spent for correcting it.

You should work with a reliable roofing contractor instead. Because they have the necessary training and experience, they can ensure your roof replacement will be completed in a safe, timely, and efficient manner. And for many homeowners in West Tennessee, the only name to call is Summit Roofing & Restoration, Inc.
